For March 2026, the median list price for San Pedro is $1,009,999, with the Market Action Index (MAI) at 47—a slight seller’s advantage but up from February. Inventory is at 40 active homes, which is lower compared to what we saw in February.

The MAI at 47 shows the market continues to lean more toward sellers. Buyers have more opportunities to negotiate, especially on properties that remain on the market longer. Sellers still maintain leverage thanks to relatively low inventory levels compared to demand.
